Aura and Bellvista are new-build (post-2018) with double-glazed windows and better insulation, so smaller units suffice. Older Meadowlands stock from the 1990s often needs oversized systems to compensate for R1.5 ceiling insulation and single-glazed aluminium windows. The newer builds also tend to have a smaller roof space with a fan coil position marked on the builder's plans, whereas the older houses have generous tiled roofs but often need the ceiling insulation topped up before the system size is settled.

Aura in particular restricts visible-from-street outdoor unit placement. Confirm with the developer's design panel before signing, because retrofit relocation runs $400 to $800. Bellvista has its own guidelines from an earlier developer, so the rules are not identical across the suburb and the installer should be shown the version that applies to your lot.

The 5km inland position means Caloundra West gets the coastal salt-load AND hotter afternoon temps than beach-front Kings Beach. West-facing bedrooms often need 5 kW to comfortably cool a room the sqm calc says needs 3.5 kW. The sea breeze arrives later and weaker here than at the beach, so the afternoon peak lasts longer and the system spends more hours near full load than a coastal install would.

The Aura network is fine but some older Caloundra West blocks still run 63 A single-phase mains. A 10 kW ducted install may require a service upgrade, and a quote that ignores this hides $1,500 to $3,000 of electrical work. The network side of that upgrade goes through Energex, so it has its own lead time, and the electrical part needs a Queensland electrical licence rather than being folded into the installer's refrigeration ticket.
